$20M+ in rent savings identified across 1,400 stores
Challenge: A national retailer with about 1,440 stores needed to know where it was overpaying on rent.
What we did: Brokers in every region gave a market rent opinion on every lease. We compared each one to contract rent and ranked the opportunities.
Result: 577 of 1,379 leases were paying over market, with $20M+ in achievable savings identified.
New stores that beat their forecasts
Challenge: Sprouts Farmers Market was opening about 30 stores a year and needed every one to perform.
What we did: Built a core customer model, site criteria tested against real store sales, and a monthly real estate committee with one submittal package.
Result: The 2019 class of 30 new stores averaged 105% of budgeted weekly sales.

Entering the U.S. market
A national white space plan
Challenge: The Fresh Market needed a credible pipeline and white space story for a buyer.
What we did: Rebuilt the real estate team and site process, ranked trade areas by core customer density, and built a 12-site pipeline.
Result: The strategy was presented to Cencosud as part of its acquisition diligence.
Challenge: Action, one of Europe’s fastest-growing discount retailers, needed to open its first U.S. stores and its U.S. distribution center and headquarters.
What we did: Site selection, LOI and lease negotiation across the Carolinas and Georgia, and the lease for its first U.S. distribution center.
Result: 3 leases signed to date, with more in negotiation.
Challenge: Heritage Grocers Group wanted to know how far its Hispanic grocery banners could grow.
What we did: A customer-profile-driven model built on acculturation, Hispanic population and trade area sales.
Result: Room to grow from 113 stores to about 300 in existing markets.
